Although not actually within the Santa Barbara city limits, Hope Ranch is located just outside Santa Barbara and known for its private beach and horse trails. With about 27 miles of private roads and about 30 miles of private riding trails, the area is hilly with lots of splendid oak trees scattered about. Visitors will notice a definite "horse" feel although not all parcels are suitable for horses because of the up and down terrain.
Hope Ranch consists of about 773 parcels, with 725 homes, (48 vacant parcels), on 1,860 acres. Home prices here range from $2,000,000 to over $50,000,000 for grand multi-parcel, oceanfront estates. Everyone has at least an acre and often more. Zoning is for 1.5, 2.5 and 3.5 acre lots. Hope Ranch has a private beach, private tennis courts and private beach park with bathrooms, changing area and kayak storage. All water within the ranch is supplied by the private La Cumbre Water District, an integral part of the Hope Ranch Association. The association also supplies three security men in patrol cars.
Every new purchaser must join the Hope Ranch Association and pay $1,200. Afterwards there are annual fees charged to each homeowner based upon the size of the parcel averaging about $900 per owner. All building additions must be approved by an Architectural Board of Review in order to maintain a very high quality of home construction.
Private La Cumbre Country Club wraps around the lake, Laguna Blanca. The ranch is a welcoming place for newcomers with several ranch-wide annual get-togethers such as the annual Labor Day beach party and picnic. By asking around you can join any number of book clubs and progressive meal clubs that are offered in Hope Ranch. The Riding and Trail Association is a social club with monthly rides and luncheons. You don't have to have a horse to join. If you are new in town and would like a bit of social interaction with your neighbors, the ranch is a welcoming place to make your home.

Beaches/Parks/Entertainment
Hendry's Beach / Arroyo Burro Beach
Known locally as Hendry's Beach (but officially named Arroyo Burro Beach) is
located off Cliff Drive and stands at the foot of the Santa
Barbara coastal bluff.
Hendry's
Beach as an extremely popular beach with surfers, joggers and
dog-walkers. It's a great place to meet for breakfast or a cocktail at sunset,
stroll or jog the sandy shore, watch for whales, surf fish, or ride the wild
surf. What's more, there are 600 feet of sandy beach with volleyball, tide
pools and an adjoining grassy picnic area. The Brown Pelican Restaurant,
featuring California cuisine, is at the sand's edge.

A public park, the

Family Preserve spans 70 acres of undeveloped oceanfront land
and includes a walking trail that loops around the 150-foot mesa along
the edge of the cliffs. There are picnic areas and a paved biking and walking
path.

Laguna Blanca School
A private school located on two different campuses, the Laguna
Blanca School was founded in 1933. It is Santa Barbara's only independent, co-educational, college-preparatory day school for students in grades K-12. History of Hope Ranch
Nariciso Fabrigat, a Spanish soldier, was given 3,232 acres for his military service. His land - now called the Las Positas y Calera Rancho - extended from present day Las Positas Road to the airport making him the first owner of Hope Ranch.
Fabrigat eventually sold out to Thomas Robbins, a sea captain, who sold to Thomas W. Hope in 1861. Hope at first fought the building of roads across his land, but eventually donated a 100-foot wide strip that is today's Hollister Avenue as far as Ellwood Canyon.
With the arrival of the Southern Pacific railroad in 1887, a line crossed the ranch at what is today Vieja Drive. With the arrival of the Southern Pacific railroad in 1887, a line crossed the
ranch at what is today Vieja Drive. Delia Hope's parcel came to the attention
of Southern Pacific Rail magnates who had created several resort hotels in
California. They bought out Delia in 1887 for $200,000 with the idea of
creating another upper-income hostelry at Hope Ranch.
In 1904 the 360 Palms were planted along Las Palmas and Marina Drives. In 1902
the 600-room luxury Potter Hotel opened and operated a sand green nine-hole
golf course near the lake, Laguna Blanca. The Potter's opening ended plans for
creation of another hotel in Hope Ranch, and a decision was made to proceed
with home site sales.
As the 1930's brought the depression it also brought the amenities coveted by
the exclusive area's residents. They included cabanas for the private beach
club fronting the ranch, a polo field, tennis courts, skeet-shooting facility,
archery range and 30 miles of bridle paths. Private streets bearing euphonious
Hispanic names were built. Real estate developer, Harold Chase planted more
than 50,000 trees and bushes in addition to his hundreds of acres of lemon
groves and purchased additional land to build the private La Cumbre Country
Club around Laguna Blanca. Still a hub of Hope Ranch social life, the
elaborate clubhouse is on a hill east of the lake.
Guarding their privacy and autonomy, homeowners consistently reject annexation
to the City of Santa Barbara. Hope Ranch maintains its independent spirit as
well as its lofty standard of suburban living.

Shopping Plaza is located on the 3800 block of upper State
Street. Serving shoppers since 1967, it includes two department stores,
Robinsons-May and Sears, and more than 50 shops, restaurants, services and
lots of parking. The shopping center derives its name from the highest point
in the surrounding mountains, La Cumbre Peak.
Las Palmas/Marina Drive: A palm tree-lined stretch of road

Drive to the harbor past Hope Ranch.
